Days 1 to 14
The launch window
This is when the most buyers see the listing and when houses that sell above asking get their offers. If there are no showings in the first two weeks, the price or the photos are wrong, not the market.
Days 15 to 48
Normal range
The statewide median was 48 days in the first quarter of 2026. Showings slow, the first agents ask about a price change, and the house drops off buyers’ saved searches.
Days 49 to 90
Past the median
Buyers and their agents start asking what is wrong with it. Offers that come in are lower and come with more conditions. This is when a correction still works.
Days 91 to 180
Stale
At double the median the listing itself is the problem. Price cuts now bring lowball offers, and buyers assume every earlier buyer found something. Relisting resets the MLS count but not Zillow or Redfin history.

The five reasons a Michigan house does not sell
- Price. Buyers compare your list price against every closed sale within a mile in the last 90 days. If it is 5% above those, the showings stop.
- Condition and photos. Dated kitchens, roof age, and a wet basement show up in the first three photos, and Michigan buyers are pickier now that supply is up.
- Days on market stigma. Past double the metro median, buyers assume something is wrong even when nothing is.
- Financing. If the house needs work, FHA and VA buyers cannot get it appraised, which removes the largest pool of first time buyers.
- Season. Michigan listings that launch between November and February face the thinnest buyer pool of the year.

How to sell your house if it won’t sell: the order of operations
First, pull the closed comps from the last 90 days and price at or slightly below the cluster, not at the top of it. Second, replace the photos and the first paragraph of the listing. Third, if the feedback is about a specific defect, get a real bid on it and decide with the number in hand rather than guessing.
If you have done those and the house is still past the worry line for your metro, stop treating the listing as the plan.
